Exit Realty Diversified will make every effort to sell your home a quickly as possible, while endeavoring at the same time to obtain the highest possible price for you. We use many and varied means to market your home and have built a reputation of being very proactive and progressive in the methods we employ.
We
will guarantee that we will present to you an offer from a qualified
buyer to purchase your home within 90 days of the date the home is listed,
provided your home meets the stated requirements.
REQUIREMENTS:
· There must be a minimum of three (3) good comparable sales within the last six (6) months within the same or similar neighborhood as your home. These must be of similar size, floor plans and amenities as your home. If similar properties cannot be found, then the Real Estate agent will, if possible, make adjustments for difference in the sold homes versus yours.
· The homes must be listed as the price recommended by the Real Estate Agent and a price reduction will be required after 30 days
· The guarantee will be considered fulfilled if EXIT REALTY DIVERSIFIED presents & negotiates an offer that is within 5% of the listed price. You are not required to accept this offer, but the guarantee will then become null and void and we will continue to market your home to obtain a price that is acceptable to you.
· The home will have a clear title which means no liens. The sellers must be current on their mortgage and property taxes. Transaction can not be a short-sale.
· Home can not be located near a negative impact item such as power substation, water tower, landfill, mobile home, or other potential major external factor.
CONDITION OF HOME
You must be willing to get the house into a condition that will present it, in its most favorable light to potential buyers. (Your specific needs will be outlined in an Agency property condition form to be completed after listing the home.) Some of the things that need to done are:
· Pre-listing home inspection by licensed Home inspector
· Fresh Neutral Paint inside and out
· Repair all rotted wood, plumbing leaks, etc.
· Clean or replace carpeting as required
· Weed, Mulch and Trim all shrub and flower beds
· Thoroughly clean the home and organize closets, garage and storage buildings
· Stage the home for best showing
· Pressure wash & seal decks, walkways, etc.
· Keep lawn mowed & trimmed throughout listing period.
· Remove all smells from smoking, animals, etc.
· Other items as per agent recommendations.
SHOWINGS
Make the house as easy to show as possible:
· Sign in Yard
· Lockbox with key for agent access
· All animals out of the home during showings
· All lights on and window shades open
· Allow the house to be shown without the owner present
· Allow open houses to be held
· Full access to show home
TERMS OF LISTING
Listing must be for a period of 180 days.
Listing commission is 7%
Seller must offer a realtor selling bonus of at least $500 with full price offer.
Seller must offer to assist with buyer’s closing cost with full price offer.
Seller must offer a home warranty.
IF EXIT REALTY DIVERSIFIED fails to present to you an offer from a qualified Buyer to purchase your home with 90 days we will:
1. Reduce the Real Estate commission by $1,000.00 at closing.
2. Further reduce the Real Estate commission paid at closing by an addition $500 if an offer is not presented within 120 days of initial listing date.
3. Further reduce the Real Estate commission paid at closing by an additional $200 if an offer is not presented within 160 days of initial listing date.
4. The above reductions paid at closing are contingent on EXIT REALTY DIVERSIFIED still being the listing company at the time of closing.
NOTE: If the requirements for the Home Sales Guarantee cannot be met, EXIT REALTY DIVERSIFIED will still list your home for sale without the guarantee. We will make every effort to sell your home at an acceptable price to you and as quickly as possible.
